As of April 16, 2026, the 30-year fixed mortgage rate averaged 6.30% per Freddie Mac, easing from 6.37% the prior week in tandem with stable 10-year Treasury yields at 4.32%. March CPI inflation rose to 3.3% year-over-year—up sharply from February's 2.4%—prompting traders to dial back Federal Reserve rate-cut bets and price in sustained mid-6% mortgage levels through 2026. This reflects cooling disinflation momentum amid a robust labor market, widening the typical 190-basis-point spread over Treasuries. Polymarket sentiment hinges on upcoming FOMC deliberations April 28-29 and April CPI release, with potential for volatility if inflation reaccelerates further.
