Elevated 30-year mortgage rates near 6.76% as of mid-September 2026 reflect persistent upward pressure from the ongoing Iran conflict, which has lifted oil prices above $100 per barrel and boosted inflation expectations, pushing the 10-year Treasury yield above 5%. Recent CPI data showing 0.4% monthly headline gains and sticky core readings have reinforced market-implied odds of a Federal Reserve funds rate hike at the September FOMC meeting, widening spreads over policy rates. Forecasters including Fannie Mae and the Mortgage Bankers Association now project full-year 2026 averages around 6.4–6.5%, modestly higher than earlier estimates, amid fiscal concerns over $40 trillion in public debt and limited near-term relief from monetary easing. Key upcoming catalysts include the September 16–17 FOMC decision, October inflation releases, and any de-escalation signals in energy markets that could compress yields.
