Current 30-year fixed mortgage rates stand near 6.71% as of early September 2026, up from a February low below 6% amid sticky inflation above the Fed’s 2% target and elevated 10-year Treasury yields near 4.66%. The U.S.-Iran conflict has sustained higher oil prices, widening spreads and supporting yields despite the Fed holding the federal funds rate at 3.5–3.75%. Forecasters including Fannie Mae and the MBA project averages of 6.3–6.5% through year-end, though recent data and potential September FOMC tightening have increased the chance of spikes toward or above 7%. Key near-term catalysts include the September CPI release and labor-market reports that could shift bond-market expectations and implied probabilities in related prediction markets.
