As of late August 2026, the 30-year fixed mortgage rate averages 6.66% according to Freddie Mac’s Primary Mortgage Market Survey, holding near 13-month highs amid sticky inflation and a resilient labor market. Core PCE readings near 3.4% and solid nonfarm payroll gains have reduced the odds of near-term Federal Reserve easing, keeping the federal funds target at 3.50–3.75% and supporting 10-year Treasury yields. Geopolitical tensions and elevated oil prices have added to term premium pressures, while heavy Treasury issuance tied to fiscal deficits has sustained a wide mortgage-to-Treasury spread around 200 basis points. Upcoming inflation releases, employment reports, and FOMC meetings will likely determine whether rates can break lower before year-end or remain range-bound near current levels.
