Mortgage rates remain anchored near 6.7% in August 2026, tracking the 10-year Treasury yield amid the Federal Reserve’s steady policy stance and persistent inflation readings. Recent weekly data from Freddie Mac and the MBA show modest increases tied to firmer labor-market prints and renewed inflation concerns, keeping the 30-year fixed rate above the mid-6% range projected by Fannie Mae and the MBA for the balance of the year. Traders monitor upcoming CPI releases, nonfarm payrolls, and any FOMC signals on rate-path adjustments, as sustained Treasury yield volatility or hotter-than-expected inflation could push rates higher while cooling data might support modest declines. Market-implied odds reflect real-capital consensus on these macro drivers rather than point forecasts.
