Mortgage rates remain anchored near 6.67-6.71% in mid-August 2026, tracking the 10-year Treasury yield amid subdued inflation readings and a Federal Reserve that has paused further easing after prior cuts. The spread between Treasuries and mortgage-backed securities continues to influence pricing, while recent weekly data from Freddie Mac show modest declines from 6.69% the prior week and stability versus year-ago levels. Forecasts from Fannie Mae and the Mortgage Bankers Association point to persistence in the mid-6% range through year-end, driven by labor market resilience and contained price pressures rather than aggressive policy shifts. Key upcoming catalysts include the next CPI release, FOMC communications on the federal funds rate path, and Treasury yield movements that could alter implied probabilities for any threshold breach.
