The 30-year fixed mortgage rate currently averages 6.67-6.71% as of mid-August 2026, tracking the 10-year Treasury yield amid stable Fed policy that has held the federal funds rate unchanged through 2026. Cooling inflation data and mixed labor market signals have supported modest rate compression from 2025 peaks, though persistent economic resilience keeps long-term yields elevated. Market-implied odds reflect trader expectations for rates to hover in the mid-6% range through year-end, per Fannie Mae and MBA forecasts, with limited scope for sharp moves absent stronger disinflation or labor softening. Key near-term catalysts include upcoming CPI releases, nonfarm payrolls, and the next FOMC meeting, which will shape 10-year yield trajectories and mortgage spreads.
