Recent 30-year fixed mortgage rates have climbed to approximately 6.66% as of July 30, 2026, up from weekly averages near 6.43% in early July and a February low around 5.98%, reflecting firmer Treasury yields and sticky inflation readings above the Federal Reserve’s 2% target. The Fed has maintained its benchmark funds rate in the 3.50–3.75% range through mid-2026 after prior cuts, with market pricing now incorporating a higher probability of hikes by year-end amid elevated CPI prints and energy price pressures. Forecasts from Fannie Mae and the Mortgage Bankers Association project rates remaining in the mid-6% range through year-end, influenced by 10-year Treasury movements and labor market resilience. Key near-term catalysts include the August CPI release and upcoming FOMC communications, which will shape trader expectations around mortgage-backed security spreads and the implied path for borrowing costs.
