Mortgage rates currently average 6.67% for the 30-year fixed as of mid-August 2026, tracking closely to the 10-year Treasury yield amid a Federal Reserve pause on further easing after prior cuts. Sticky inflation readings and resilient labor market data have tempered expectations for aggressive monetary policy loosening, keeping longer-term borrowing costs elevated relative to the federal funds rate. Forecasts from Fannie Mae and the Mortgage Bankers Association project the rate holding in the mid-6% range through year-end, with modest downside only if CPI moderates faster or growth slows. Traders monitor upcoming inflation prints, employment reports, and FOMC communications for signals on the rate path, as even small shifts in Treasury yields can quickly influence mortgage pricing and market-implied probabilities for hitting specific 2026 thresholds.
