Trader sentiment on the DC Metro median home value for April 30 clusters tightly around $550k-$558k bins, with 549-552k (21.0%) edging 555-558k (19.5%) and 552-555k (18.0%) amid balanced supply-demand dynamics. Surging housing inventory—up over 33% year-over-year per recent reports—has tempered price momentum, offsetting early spring buyer traffic and stabilizing the Zillow Home Value Index near $570k-$580k levels after February's 4.8% metro median sale price gain to $585k. Federal workforce uncertainty and mortgage rates hovering near 6.5% add downward pressure, while Bright MLS data shows Mid-Atlantic median sold prices rising modestly to $425k in March. Key swing factors include April new listings pace and pending sales, with resolution hinging on Parcl or Zillow's end-month update.
